Stay Compliant

  • An EICR (Electrical Installation Condition Report) is a comprehensive electrical assessment conducted by a qualified electrician.

  • If your rental property has gas appliances, it is a legal requirement to obtain an annual Gas Safety Certificate. This certificate verifies that all gas installations, fittings, and appliances have been inspected and deemed safe by a Gas Safe registered engineer.

  • PAT (Portable Appliance Testing) Tests: As a landlord, you have an obligation to ensure the safety of any portable electrical appliances provided to your tenants. PAT tests involve inspecting and testing these appliances for potential electrical faults or defects.

  • An EPC (Energy Performance Certificate) assesses the energy efficiency and environmental impact of the property, rating it on a scale from A (most efficient) to G (least efficient)

  • Landlords are required by law to have at least one smoke alarm installed on every floor of their properties and a carbon monoxide alarm in any room containing a solid fuel burning appliance (eg a coal fire, wood burning stove). You must also make sure the alarms are in working order at the start of each new tenancy.

  • Landlords are obligated to ensure that the risk of exposure to Legionella is assessed and minimised to protect tenants. In order to adequately control the risk, a Legionella risk assessment must be carried out.

  • We highly recommend that landlords carry out regular boiler servicing. A boiler service involves a qualified engineer inspecting and cleaning the boiler, ensuring it operates safely and efficiently. This proactive maintenance helps prevent breakdowns, reduces the risk of carbon monoxide leaks, and prolongs the lifespan of the boiler.

  • Although not mandatory, arranging professional cleaning services between tenancies is a valuable investment. Professional cleaning ensures that your property is thoroughly cleaned and presents well to potential tenants. A clean and well-maintained property enhances tenant satisfaction and increases the chances of attracting high-quality tenants.

  • Having a check-out report prepared by an independent inventory clerk is highly recommended. This report documents the condition of the property at the end of the tenancy, comparing it to the initial inventory report. It helps identify any damages or discrepancies, assisting in fair deductions from the tenant's deposit if necessary.

  • Rent guarantee insurance provides protection against potential loss of rental income in case of tenant default or arrears. It offers financial security and peace of mind by covering the rental payments while legal proceedings are underway.
